Vacant land is counted separately. - Medians leave out sales that were one part of a multi-property contract, part-interest transfers, and prices under $50,000. House and unit medians need at least 10 sales in their period. - Price per square metre uses house sales with a recorded land area and needs at least 5 such sales. - Property pages show the Valuer General record as lodged: contract date, settlement date, price, land area and title references. Beds, baths and cars come from archived public listings and are a guide only. - Gross rental yield is 52 times the postcode's median weekly rent over the suburb's 12-month median sale price, before costs. Growth rankings follow the same homes sold twice, not medians. ## Attribution - Sales records: NSW Valuer General, Property Sales Information. Rents: NSW Fair Trading rental bond lodgements.
